Terms & Conditions of Property Transactions

1. Brokerage Fees

MCA Properties does not charge brokerage fees for properties bought or sold through its platform. Buyers and sellers may identify, list, buy, or sell property through the platform without paying brokerage fees to MCA Properties.

2. Transaction-Ready Properties

All properties listed on this platform have undergone due diligence by MCA to verify relevant ownership documents and other material aspects of the proposed transaction.

MCA provides legal oversight and transaction support for these properties, subject to the scope of the due diligence conducted and the terms of the engagement. The applicable legal fees are set out below.

3. Fees 

Transactions involving MCA Transaction-Ready properties attract total legal fees equivalent to 5% of the agreed property value, apportioned as follows:

• Seller: 2.5% of the property value.

• Buyer: 2.5% of the property value.

These fees cover the legal work and transaction support associated with the transaction, as agreed with MCA.

4. Conveyancing and Transfer of Ownership

Where a buyer wishes MCA to handle the conveyancing process and facilitate the transfer of the property into the buyer’s name, an additional legal fee of 2% of the property value is payable by the buyer to MCA.

In addition, the buyer is responsible for applicable government stamp duty, registration fees and other statutory charges relating to the transfer. For budgeting purposes, the estimated government stamp duty is 1.5% of the property value.

5. Acceptance of Terms

By using the MCA Properties platform to buy or sell property, users acknowledge and agree to these terms and conditions, including the applicable legal fees and statutory charges for their transactions.

Specific legal services, payment arrangements, and other transaction requirements may be set out in a separate engagement letter or written agreement with MCA.
